Most of what we find is flashing at a chimney or a wall, a failed pipe boot, a nail pop, or a valley that was never detailed right — all repairs, all a fraction of a replacement. We will also tell you honestly when a repair is money spent twice.

    Find it before pricing it

    Water travels. The stain on the ceiling is rarely under the hole. We trace it from the attic where we can get in, then from above, and we photograph what we find.

    Tell you what it is worth

    Sometimes the answer is a two-hour repair. Sometimes it is a two-hour repair on a roof with a year left, and you deserve to be told that before you pay for it.

    Fix it and document it

    Photographs before and after, an invoice that names the parts, and the repair recorded against your address so it is in the file if you call us again.

Will a repair void my manufacturer's warranty?

It can, and the answer depends on a document we did not write. Manufacturer material warranties usually have conditions about who works on the roof and how; some are void on any unapproved alteration, some are not, and some transfer differently after a repair. What we will not do is tell you it is fine when we have not read your paperwork. Bring us the warranty document, or tell us who installed the roof and when, and we will tell you what we can see in it — and where we cannot tell, we will say that instead of guessing.

Questions about roof repair

  • How long does a repair take?
    Most are a single visit of a few hours. A repair that involves opening the deck, or one that has to wait on dry weather to be done properly, can run to a second visit — we schedule that rather than rush it, because a flashing detail installed in the rain is a repair you pay for twice.
  • What changes the price of a repair?
    Access, pitch and what is actually wrong. A pipe boot on a walkable slope is the cheapest thing we do. A chimney cricket that was never installed, on a 12/12 pitch, three stories up, is a different job — and we would rather quote it accurately after looking than cheaply over the phone.
  • When is a repair the wrong answer?
    When the field of the roof has already given up. If the mat is showing across whole slopes, the tabs have lost their seal generally rather than in one place, or you are on your third repair in two years, another repair is money spent twice. We will say so, and we will not pretend the alternative is cheap.
  • Do repairs need a permit?
    Usually not, but it depends on the jurisdiction and on how much of the deck is involved, and structural work generally does. Georgia sets no state permit rule at all, so this is a local answer every time and we get it before we start.
